Delivery Methods
Choosing the Right Approach
Integrated project delivery is built on relational contracts that govern a long-term working relationship among owner, designer, and builder. As trust grows, the contract gets more efficient, and each party defines how and when its work meets the others. We help owners pick the approach that fits their project, budget, and risk tolerance.
Progressive Design-Build
A design-builder is engaged at the conceptual stage and works in the owner's interest through closeout, usually covering design, construction, procurement, and services such as permitting, ROW, and environmental work. A guaranteed maximum price is typically negotiated at 60 to 90 percent design. PDB suits complex builds on a compressed schedule, since construction can start while later design is finalized.
Construction Manager at Risk
A single contractor is engaged at the conceptual stage to manage everything except design, while giving constructability feedback throughout. A GMP is usually negotiated about halfway through design. CMAR suits owners who want more control over design, and because the contractor knows the project deeply, pricing tends to be more precise.
Engineer, Procure, Construct
A contractor is selected around 30 percent design on a competitive lump-sum bid to complete design, ROW, permitting, procurement, and construction. This method is the least integrated and places the most risk on the contractor, with less owner control and a greater chance of change once scope and cost are set early.
